Initial Consultation,
Pre-Design, and Schematic Design

When a client meets with our Architects, together, we determine the objective and fundamental needs for the project, which is known as its program. Our firm may also give additional pre-design services such as master planning and research on an existing structure or building site. Concepts and general design ideas are presented and refined into the schematic design with cliental feedback, which offers a basic sketch of how the structure will be arranged and what it will look like. This procedure guarantees that the building requirements are properly understood prior to the creation of the construction documents. During this stage, we assist clients in making the best-informed decisions possible from the start of the project. Our firm may also assist the client in identifying possibilities, cost savings, and added value in the project that he or she may not have been aware of.

Design Development

Once the client has chosen a scheme, the preliminary design is turned into a functioning set of plans and elevations. Such drawings provide a basic notion of what the finished structure will incorporate as well as a preliminary estimate of the cost. G.A.C. will use design development drawings to assist the client and contractor in order for them to understand what the project will look like before the final contract agreements are signed. This phase of review may make a significant difference in assisting the client in understanding the scale, quality, and cost of a project before the contract documents are prepared. This allows any required adjustments to the drawings to be made prior to construction.

Construction Documents

All plans, elevations, and other drawings are revised to create a set of drawings and specifications for the building’s construction. To guarantee a high-quality finished construction, we collaborate with clients to pick appropriate materials and finishes. Depending on the project’s complexity or as required by law, the Architect will work with other design experts, such as civil, structural, or mechanical engineers. The drawings and specifications, along with other papers created during the bidding phase, constitute a legal description of what the contractor will create. These documents are referred to collectively as contract documents. A detailed collection of construction documentation aids in the reduction of unanticipated difficulties and cost overruns during construction.

Bidding/Contract Negotiation

We function as the owner’s/client’s agent in soliciting bids from contractors. Our firm can also assist clients in making the decision to choose a contractor. Contract agreements, once signed, define the project. We may assist the client in breaking down the submitted bids into real and direct comparisons, ensuring that the client obtains the best value and quality throughout construction.

Construction Contract Administration

During construction, our Architects act as the client’s agent, ensuring that the contractor and subcontractor adhere to the plans and requirements. When functioning as a construction contract administrator, an Architect’s fee is fixed so that he or she may operate as an objective, unbiased observer and advocate for the client.
